Woven's Annual Report for 2025-2026, showcasing another year of strong performance

Woven Housing Association has published its Annual Report for 2025-2026, showcasing another year of strong performance, significant investment and positive impact for tenants and communities across Northern Ireland.

Despite continued economic pressures and unprecedented demand for affordable housing, Woven delivered exceptional results during the year, investing £45 million in new and existing homes, completing 129 new homes, maintaining 547 homes under construction, and providing services to more than 3,000 properties across Northern Ireland.

The Association continued its position as one of Northern Ireland's leading housing associations, making the fourth-largest contribution to new affordable housing delivery in the region while maintaining high levels of customer satisfaction and operational excellence.

Delivering More Homes for Northern Ireland. During 2025-2026, Woven delivered:

·             129 new affordable homes completed

·             547 homes under construction

·             £71 million committed to future housing investment

·             229 new lettings and relets

·             A housing portfolio of 3,000 properties across Northern Ireland

The Association's commitment to maintaining existing homes also remained strong, with 8,016 repairs completed and performance exceeding targets across emergency, urgent and routine repairs.

Outstanding Customer Satisfaction

Woven continued to place tenants at the heart of its services, achieving:

·             98% overall customer satisfaction

·             84% satisfaction with advice and support services

·             95% of complaints responded to within target timescales

·             100% resolution of anti-social behaviour cases

·             501 tenants supported through welfare and money advice services

The Association's Welfare Advice Service generated an impressive £457,103 in additional income for customers, helping households navigate ongoing cost-of-living pressures.

Investing in Stronger Communities

Community investment remained a key priority, with Woven investing more than £233,000 in community programmes and initiatives. This funding supported:

·             135 community events

·             1,859 participants

·             Health and wellbeing projects

·             Community cohesion initiatives

·             Tenant engagement programmes and neighbourhood improvements

Woven's innovative approach to tenant engagement and communications also received national recognition through award-winning initiatives including its tenant-led newsletter, social media activity and mystery shopping programme.

Leading in Governance, Sustainability and Workplace Excellence

The Annual Report highlights Woven's continued leadership in environmental, social and governance performance, including:

·             Regulatory Judgement Rating 1

·             Investors in People Gold accreditation

·             100% Carbon Literacy-trained workforce

·             100% renewable electricity tariffs

·             100% compliance with gas servicing requirements

·             100% achievement of the Decent Homes Standard

The Association also strengthened its reputation as an employer of choice, investing £52,816 in employee training, achieving 87% employee satisfaction, and maintaining its status as a Real Living Wage employer.

Strong Financial Performance Supports Future Growth. Woven reported a robust financial performance with:

·             Turnover increasing to £22.4 million

·             Operating surplus of £4.19 million

·             Surplus after tax of £1.24 million

·             Net assets increasing to almost £33 million

·             Housing assets growing to £283 million

This strong financial foundation will support continued investment in new homes, existing properties and community services throughout Northern Ireland.

As Woven prepares to celebrate its 50th anniversary, the organisation remains focused on its mission to provide affordable, accessible homes and bring people together to create thriving communities.
